Job Description: Manager – Business Development & Commercial Sales
This role is designed for a results-driven professional who balances the "art" of high-level deal-making with the "science" of market intelligence. You will be responsible for identifying high-potential commercial opportunities, conducting rigorous market research, and executing end-to-end leasing and sales transactions.
A central pillar of this role is high-level digital discipline, utilizing
Microsoft Dynamics 365 (D365)
to manage the entire customer lifecycle and provide data-backed insights to leadership.
Core Responsibilities
1. Market Research & Opportunity Identification
Micro-market Analysis:
Monitor commercial real estate trends, rental benchmarks, and competitor activity within target geographies.
Lead Sourcing:
Proactively identify new business opportunities, including corporate relocations, office expansions, and emerging retail hubs.
Feasibility Input:
Provide data-driven insights on market demand to help shape the commercial viability of existing and upcoming inventories.
2. Commercial Leasing & Sales Execution
Transaction Management:
Lead the end-to-end process for leasing Grade-A office/retail spaces and the sale of commercial units.
Corporate Outreach:
Pitch commercial assets directly to corporate real estate heads, MNCs, and large-scale enterprises.
Channel Management:
Cultivate and manage relationships with IPCs (JLL, CBRE, etc.) and regional brokers to ensure a consistent pipeline of site visits.
Contract Negotiation:
Manage the negotiation of Term Sheets, Lease Deeds, and Sale Agreements to ensure favorable terms and compliance.
3. D365 CRM Management & Sales Intelligence
Pipeline Discipline:
Ensure all leads, from initial contact to final closure, are meticulously logged and updated in
Microsoft Dynamics 365
.
Activity Tracking:
Use D365 to schedule follow-ups, track site visit feedback, and manage the documentation workflow.
Forecasting:
Generate real-time reports and dashboards within D365 to provide visibility into sales velocity, conversion ratios, and revenue forecasts.
Key Requirements & Skills
Experience:
5–8 years of experience in Commercial Real Estate Sales and Leasing.
Technical Proficiency:
Hands-on experience with
Microsoft Dynamics 365 (D365)
or a similar enterprise-grade CRM is mandatory.
Analytical Skills:
Ability to interpret market data and translate research findings into actionable sales strategies.
Negotiation:
Proven track record of closing high-value commercial transactions with complex legal and financial structures.
Market Knowledge:
Deep understanding of local commercial zoning, RERA regulations, and Grade-A building specifications.
