Position Overview:
The
Head of Business Development
is responsible for identifying new business opportunities, driving revenue growth, and expanding the company’s market presence. This role involves strategic planning, relationship management, deal-making, and overseeing sales and marketing initiatives to ensure business expansion.
Key Responsibilities:
1. Strategic Market Research & Business Expansion
· Conduct in-depth market research and feasibility studies to identify high-potential real estate opportunities.
· Analyze economic trends, government policies, and competitor activities to align business strategies with market demand.
· Identify new geographical markets, investment opportunities, and emerging trends in residential, commercial, and mixed-use developments.
2. Land & Project Acquisitions
· Identify, evaluate, and acquire land parcels, redevelopment projects, and distressed assets for development.
· Build a strong network of brokers, landowners, developers, investors, and regulatory authorities to source off-market deals.
· Oversee due diligence, legal approvals, and compliance checks before finalizing acquisitions.
· Structure and negotiate Joint Development Agreements (JDAs), Joint Ventures (JVs), and strategic partnerships for project expansion.
3. Business Growth & Revenue Generation
· Develop and execute business growth strategies to increase sales, leasing, and investment opportunities.
· Work closely with the sales and marketing teams to create effective go-to-market strategies for projects.
· Identify new revenue streams, financial models, and investment avenues to maximize project ROI.
· Develop strategic partnerships with financial institutions, funds, and private investors to secure project financing.
4. Deal Structuring & Negotiations
· Lead high-value negotiations for land acquisitions, leasing agreements, sales transactions, and investment deals.
· Structure transactions that align with the company’s financial goals, risk appetite, and operational feasibility.
· Coordinate with legal, finance, and compliance teams to ensure smooth deal execution and adherence to regulatory requirements.
5. Legal & Documentation Oversight
· Oversee the preparation and review of key legal documents, including MoUs, Sale Agreements, Lease Deeds, and Development Agreements.
· Ensure compliance with real estate laws, RERA, zoning regulations, and municipal guidelines.
· Work closely with legal consultants, regulatory bodies, and government agencies to streamline approvals and documentation processes.
6. Stakeholder & Relationship Management
· Build and maintain long-term relationships with investors, developers, corporate clients, high-net-worth individuals (HNIs), and government authorities.
· Engage with banks, financial institutions, and private equity funds to explore investment and funding opportunities.
· Represent the company at industry forums, real estate expos, investor meetings, and corporate networking events.
7. Project Execution & Deal Closures
· Lead the end-to-end process of real estate transactions, from project sourcing to final execution.
· Ensure timely execution of agreements, project launches, and deal closures while mitigating risks.
· Address challenges related to title clearance, regulatory approvals, and legal disputes.
8. Leadership & Team Management
· Lead and mentor a high-performing business development, acquisitions, and sales team.
· Set KPIs and performance metrics to drive operational excellence in project acquisitions and business growth.
· Foster a culture of innovation, collaboration, and data-driven decision-making within the organization.
9. Branding & Market Positioning
· Develop and execute strategies to enhance the company's brand visibility and reputation in the real estate market.
· Collaborate with the marketing team to create impactful campaigns, digital marketing strategies, and PR initiatives.
· Position the company as a market leader through effective storytelling, investor relations, and media engagement.
· Strengthen the company’s image by participating in real estate summits, thought leadership forums, and industry panel discussions.
Qualifications & Skills:

· 10- 17 years of relevant experience working in an active and dynamic workforce as part of a growing team.
· Master’s degree in business, Marketing, or a related field (MBA preferred).
· Skills like - Tech savvy, Brand planning, Consumer initiatives & insights, market intelligence, Business model, and budget management across the various geographies.
· A strategic approach with the ability to see the - big picture- and interpret environmental and organizational changes and their impact on the organization
· Strong business acumen with high EQ & Strong analytical and problem-solving skills.
· Demonstrated ability to apply sound judgment ensuring integrity, compliance, & confidentiality.
· Zeal of a Self-starter who can manage with limited supervision and direction as this person can operate and drive results and set priorities independently.
· Superb time management, Multi-tasking, prioritization skills, and able to meet deadlines.
